    Development Priorities

TND creates and preserves safe, healthy housing so that all of our neighbors have a place to call home.

TND empowers community leaders like you to transform and build better neighborhoods. We need your voice and vision to guide the development of our future homes.

These Development Priorities were created with input from community members and approved by the TND board. They guide how TND decides where to build or buy homes.

BUILD ON EXISTING INVESTMENTS

Close to TND’s existing properties, ongoing Community Building investment, municipal investment and planning, and amenities, especially public transit with the ability to connect outside of the community.

MEET A COMMUNITY NEED

As identified by data, programs, civic leaders, and community members; current pressing needs are for deeply affordable homes for rent and sale, and family sized homes with a preference for maximizing 3 or more-bedroom homes.

PURSUE FUNDING

Allows TND to utilize available and anticipated local, state, and federal funding sources so that we can pursue multiple types of projects, and have as much impact as possible.

MISSION DRIVEN

In alignment with TND's mission to create strong neighborhoods, we aim to construct and renovate buildings with a focus on safety, health, accessibility, environmental sustainability, resiliency, supporting multilingual community connection, and furthering racial justice.

STABILIZE OCCUPANCY

Acquire occupied housing in order to preserve tenancy by keeping rents low to prevent displacement. TND will strive to pursue opportunities to purchase 10 apartments or more in each transaction to maximize impact.

Community Identified Development Principles

  • TND often partners with organizations to provide supportive services. Which groups should TND serve in future homes?

    In Revere, respondents identified housing for young mothers as the top priority.
    In Everett, respondents identified housing for seniors as the top priority.

    In Chelsea, respondents identified housing for previously unhoused families as the top priority.

  • Which would have a greater positive impact on the community - affordable homes for rent or for sale?

    Both Chelsea and Everett showed a strong preference for affordable rental over homeownership.

    Revere respondents placed equal priority on rental and homeownership options.

  • What commercial spaces would best compliment affordable homes?

    In Revere and Chelsea, demand was highest for childcare.

    In Everett, demand was highest for grocery store/fresh food market.
