Art at 1005 Broadway

In 2021, TND participated in the Affordable Housing Design Leadership Initiative, where we explored the connections between art, health and resilience in housing. Hosted by Enterprise Community Partners, the program pushed us to better engage community members as we develop new affordable homes and ensure that the design processes are community-informed. 

In 2023, TND hired Kyle Browne, a Chelsea-based artist and educator, to oversee the creation of a 'Welcome to Chelsea' mural at 1005 Broadway. Kyle led a community envisioning process that engaged over 90 Chelsea residents. Through this process, residents selected Anna Dugan, a Salem-based artist, to paint the mural. Since 1005 Broadway is located along the border between Chelsea and Revere, the 'Welcome to Chelsea' mural is one of the first things drivers see as they enter the city. 

Shortly after 1005 Broadway was completed, Kyle led another envisioning process with the building's new residents. Residents met with Anna and selected a nature-themed design for a series of interior murals in the entranceway, community room, and common spaces on each floor. In this way, 1005 Broadway's new residents helped turn it from a building into a home.

Overview

The redevelopment of 1005 Broadway, which serves as a gateway to Chelsea from Revere, created 38 affordable homes for families, along with a new, public, pocket park and a walking path along the banks of Mill Creek. The project restored a long-vacant and blighted parcel that formerly housed a Midas Muffler, to help meet the needs of the surrounding community while enhancing public access to the Chelsea waterfront.

The project’s location, next to major MBTA transit routes including the 116 and 117 buses, connects residents with Chelsea’s Commuter Rail Station, the Silver Line into Boston, and the Blue Line into Revere. This will allow residents car-free access to services, jobs, and training opportunities throughout the Boston region and the North Shore.

The Neighborhood Developers and Causeway Development have also chosen to prioritize climate concerns as part of this project. 1005 Broadway has been designed, and will be built, to Passive House standards – meaning that the building will consume significantly less energy during its operation, reducing utility bills for residents and overall greenhouse gas emissions. TND and TC have also chosen to invest in solar panels on the site, allowing for a substantial reduction in power use, and a consequent reduction in emissions.
